Cook County Property Tax – Know About Property Tax In Cook CountyLocated in the state of Illinois is Cook County, which is the second largest county in Illinois in terms of population. For example, let us assume that the County Assessor determines the market value of your property in Cook County to be $500,000. Let us also assume that the property is a single-family home. The multiplier for single-family homes is 16%. Thus, the assessed value of your property is 16%*$500,000 = $80,000. This assessed value is then multiplied with property tax rates in Cook County, which gives you the property tax amount that you need to pay on your property in Cook County. Why the assessed value gets important is because the lower the assessed value, the lower would be your property taxes on your property. A re-assessment is done on the properties once every three years. This is done by taking one-third of the county at once and assessing the value of all their properties in one go. Once property owners receive the information on the assessed value, they could file an appeal at the County Tax office for them to consider lowering the assessed value. Some people do this because they understand that if the assessed value is lower than shown on their property tax bill, then their Property Taxes should be lowered accordingly. A word of caution if you decide to do this: pay your current property tax bill while waiting for the appeal to make its way through the system. There are those individuals that, in doing this will write ‘Paid under protest’ somewhere on the check they’re sending in. . It probably won’t help with your appeal to do so, but it won’t hurt either, and it might make you feel better.
